June brought 66 waterfront sales across our five townships — Muskoka Lakes, Huntsville, Gravenhurst, Bracebridge and Lake of Bays — worth just over $126 million. The headline is choice: 559 cottages are currently for sale across the region, giving buyers more selection than any June in recent memory.

June brought 66 waterfront sales across our five townships — Muskoka Lakes, Huntsville, Gravenhurst, Bracebridge and Lake of Bays — worth just over $126 million. The headline is choice: 559 cottages are currently for sale across the region, giving buyers more selection than any June in recent memory.
Sellers are still finding their buyers, but the cottages that sell are the ones priced to the market from day one.
The first half of 2026 now stands at 172 waterfront sales worth roughly $265 million and the numbers below tell five quite different stories. That is the real lesson of this month's data: Muskoka is not one market. It is a collection of lake markets, each moving at its own pace.

June's verdict in one line: the buyers have the selection, but the sellers who price right still hold the cards. With 559 cottages on the market, this is the most choice Muskoka has offered in years — yet the well-priced ones are gone in two to four weeks at 92 to 97% of asking. And don't let Lake of Bays' quiet June fool you: the year-to-date story on our home waters is one of the strongest in the region, with sales up 27% and the median up 36%.Around the Lakes

The big lakes remain the engine of the region — 24 sales and $69.5 million in June, more than half of Muskoka's entire waterfront volume. The median eased from last June, but that reflects which cottages sold rather than falling values; the average held near $2.9 million and the month's largest waterfront sale in all of Muskoka, at $17,750,000, closed here at over 95% of asking. Well-priced properties on Muskoka, Rosseau and Joseph are still moving in about three weeks.

Huntsville was June's quiet standout. Sales matched last year, but the median rose 20% to $1,120,500 and dollar volume climbed to $21.7 million — a sign that better-quality waterfront changed hands on Vernon, Fairy and Peninsula this spring. The softer year-to-date median tells you the earlier months skewed to entry-level cottages; June's firmer number is the truer read on values.

Gravenhurst put together one of June's strongest report cards: sales up 22%, the median up 17.6% to $1,100,000 and sellers achieving 96.9% of asking — the best ratio in the region — in just 19 days. One thing to watch: new listings nearly doubled from a year ago, so the selection buyers enjoy here is growing quickly.

Bracebridge had its busiest June in years — sales up 37% from last June, with the median rising nearly 30% to $843,500 and dollar volume more than doubling. At 6.1 months of inventory it carries the tightest supply of the five townships, which is exactly why sellers here are still commanding close to 96% of asking.

Our home waters had a patient June — six sales against 103 active listings, the widest selection Lake of Bays has offered in years. But June is only half the story. Year to date, Lake of Bays is one of the strongest markets in Muskoka: 28 sales, up 27% from last year, with the median up 36% to just over $1 million. And the high end showed up in June — the lake's top three sales of the month all closed between $2.8 and $3.9 million, at up to 96% of asking. The cottages that did sell in June moved in just 15.5 days — the fastest in the region. Buyers are here and decisive, but only for properties priced to today's market. This is a market that rewards preparation on both sides of the table.

This is the most comfortable buying market Muskoka has offered in several springs. With 559 waterfront listings across the region, you have genuine selection and time to compare lakes, exposures and shorelines — something that simply wasn't possible in 2021. That said, the best-priced cottages are still selling in two to four weeks, so the winning approach is patience on the search and readiness on the offer. In a region carrying this much inventory, pricing to the real market from day one is what separates the cottages that sell in three weeks from the ones that expire in the fall. Presentation and reach matter more than ever: most waterfront buyers come from outside Muskoka, and putting your property in front of them is where local knowledge and a wide marketing network earn their keep.
