 March / April 2026

Spring is so close I can taste it — though I'll admit I'm impatiently counting the days until official ice-out!

This month we explore why wellness has become the true luxury in cottage country and how the properties next door quietly shape your waterfront value. I also tackle the conversation no one wants to have but everyone needs to: what happens to the cottage when you're gone? And when a reader asked what 25 years of selling waterfront has taught me, I couldn't resist answering.

Thank you for your loyalty — it means the world. I hope you find this issue an interesting and insightful read. Have a question? Send it to Ask Jay and I'll do my best to answer. Cheers to the lake calling us back soon!
Market Look
Spring is here and Muskoka's waterfront market is already telling a clear story. With inventory climbing and sales still slow to gain momentum, the March numbers offer an early read on what cottage season may hold.

In this month's report, I break down waterfront activity across Huntsville, Lake of Bays, Muskoka Lakes and Bracebridge — from new listings and months of supply to pricing trends and what it all means whether you're buying or selling this season. Here's a look at how the four municipalities shaped up.

More Than a View

Something fascinating is happening in the luxury waterfront market — and it goes well beyond square footage and shoreline. Today's most discerning buyers aren't just shopping for a cottage. They're seeking a sanctuary that actively restores their health, sharpens their focus and reconnects them with the natural world. It's called Biophilic Design, and it's quietly reshaping what "premium" means on the lake.

In my blog, I explore how this wellness-first philosophy is influencing buyer expectations, what it means for sellers positioning a high-end property this season and why the cottages that feel alive are the ones commanding the most attention. If you're thinking about selling — or simply curious about where the market is headed — this one's worth the read.

Your Cottage, Your Legacy

Every family with a cottage on the lake shares the same unspoken assumption: this place will always be here for us. But after more than two decades representing waterfront families across Lake of Bays and North Muskoka, I can tell you that the conversation about what happens next almost never happens when it should.

It gets pushed to next summer, next Thanksgiving, next time everyone's together — until a health scare, a loss or a long-simmering family disagreement forces it to the surface at the worst possible moment.

In my blog, I walk through why cottage succession planning matters now more than ever — and why addressing it while the dock is quiet and the decisions are yours to make thoughtfully is one of the most generous things you can do for the people who love that place as much as you do.

Look Left, Look Right

When we talk about what drives the value of a Muskoka waterfront property, the conversation almost always starts with the usual suspects — frontage, shoreline quality, lot size, the condition of the cottage itself.

But I've found that one of the most powerful influences on value rarely appears on a listing sheet — and it has nothing to do with your property at all.

I call it the Neighbour Effect, and it shapes outcomes for buyers and sellers more than most people realize. In this month's article, I break down what it actually means, why it matters even more in a premium waterfront market and how you can use it to your advantage whether you're buying, selling or simply protecting the investment you already have.

Ask Jay

Recently I was asked what 25 years of selling waterfront on Lake of Bays has actually taught me. It's a fair question — and the honest answer surprised even me.

It wasn't about market cycles or pricing strategies. It was about a couple I met at the Cottage Life Show, a full season of weekends searching for something that didn't exist yet and one quiet afternoon on a laneway that changed everything.

This is the story I come back to when I think about what this work is really about. The relationships that begin at a kitchen table and last decades. The moments when someone looks at a piece of shoreline and simply knows. And what a cottage holds long after the papers are signed.

I wrote this one from the heart. I hope you'll take a few minutes to read it.
